So after a long process of looking into different graduate programs, i've decided to accept an offer from Regis University. I'll be moving to the area between June and August of this year. I'm looking for input on areas to look for housing and areas to avoid. My ideal location would be within 20 minutes of Regis and an hour or so of any (not gonna be picky as school comes first).
The main plan is to grab a short term lease of 6 mo to 1 yr to allow me time to look for a house to buy after i've gotten used to the area on my own. Any suggestions are welcome and appreciated with the disclaimer that my venture is mainly to complete my educational goals and work, while the ability to get 20 days (weekend warrior/night rider) a season would be nice.
Also if it helps i'm 27 and moving out with the girlfriend and dogs. Quite areas suite me best, as my idea of raging is hitting the Friday happy hour and falling asleep after.
P.s. BA i'm looking forward to visiting during your first term as Mayor.
If you are riding weekends it doesnt matter where you live since you will leave at 6am and beat traffic or you wont.
There are tons of great neighborhoods in town including the "rough" ones which we really don't have. Great home pricing and food and community there.
Theres always highlands ranch and cherry creek if you are picky about who shops at your whole foods.
I'm partial to most of the neighborhoods within 20 minutes of downtown, don't really like to go east, but maybe cuz it seems like west omaha out there.
Not really picky about the neighbors as long as i'm not in a freshman college community or government assistance area.
I looked at your suggestions and they are a bit too far south for my daily commute. Any thoughts on Arvada, Westminster, Wheat Ridge, Berkley, or Lakewood?
All those are good choices. My wife and I are house shopping right now and those are all neighborhoods/areas we're considering. If you look at the google map, you generally want to get west of Sheridan and things generally improve as you move further west.
As far as buying, be forewarned, you are moving into the hottest housing market in the country. 40% of transactions in the Denver Metro area are cash buyers and the remainder will usually require large down payments. People are making offers with escalation clauses in them, IOW they have a clause in the contract that says they'll automatically outbid any other contracts by X dollars up to Y dollars. You're generally bidding over the asking price and over appraised value, which forces you to bring cash to the table. Prices are crazy out here, so you might want to check Zillow.com before you commit.
Also, yeah it's ~1 hour to Loveland on weekdays with no traffic. If you don't leave by 6 am on the weekends, then that becomes 2 hours. Add another 20-30 minutes for Keystone, Copper and Breck. There is El Dora, which is closer and doesn't have the I-70 traffic, but El Dora is pricey and has a shorter season. If you really want to enjoy the mountains, you might want to figure out a way to get some week days in; I'm working late Wednesday and Friday so we can take the kiddos up this Thursday. FWIW, employers out here understand that when the snow flies people call in sick (of work).
If you're looking for a good Realtor when you get here, my Jim is good guy and great skier.
My friend lives in Wheat Ridge. Its quiet and affordable and close to 70 and the mountains. Plus decent shopping and places to eat.
